Inflation: where prices stand
UK consumer prices rose 3.5% in the twelve months to September 2026, up from 3.1% the month before. The broader CPIH index, which also includes owner-occupiers' housing costs, stood at 3.6%.
For your planning that means a cost comparison that holds today will be a little optimistic a year from now. If you are negotiating a salary or signing a tenancy, build inflation in. On rent, the new tenancy law in England helps: increases are now allowed only once a year.
Rent: the biggest item, and it depends on where
Average private monthly rent according to the ONS Price Index of Private Rents. New lettings in tight markets often come in above it.

Is London expensive? The honest answer
Yes. At £2,338 a month, the average London rent is the highest in the country and almost three times that of North East England. On top of that, almost anything involving floor space costs more, from a parking space to a coffee. One consolation: council tax in London is not higher on average but lower than in much of the countryside. A Band D household in London pays an average of £2,068 in 2026/27, against £2,452 in the shire areas.
People who work in London but need not live there therefore often weigh the commute against the rent. What life in the capital feels like beyond the rent is in our article on moving to London. The alternatives further south are covered in our piece on life in the south of England.
Buying instead of renting: house prices at a glance
In August 2026 an average home cost £294,000 in England, £216,000 in Wales and £198,000 in Scotland. London prices have fallen recently but remain far above the rest of the country. Buying adds a property transfer tax that has a different name and a different calculation in England, Scotland and Wales. How that works for a buyer from abroad is in our article on buying a house in England.
Running costs: council tax, energy, TV licence, doctor
Council tax is the local tax every household pays, owner or tenant alike. In England the average for a Band D home in 2026/27 is £2,392 a year; if you live alone you get a 25% discount. You can look up the band of any address online before you move in. In Scotland, water and sewerage come on the council tax bill.
Each household settles electricity and gas directly with its supplier. Standard tariffs are capped by a price limit that the regulator Ofgem resets every three months, and household energy carries 5% VAT, not the full rate. The TV licence costs £180 a year since 1 April 2026.
In healthcare, the main costs in England are prescription charges of £9.90 per item and dental fees. Seeing a GP is free. If you come on a visa, you also prepay the health surcharge. The details are in our article on the NHS.
The other side of the sum: what people earn
Costs only make sense next to income. Median gross pay for full-time employees was £811.20 a week in April 2026, 5.8% more than a year earlier. The statutory minimum wage for workers aged 21 and over, the National Living Wage, has been £12.71 an hour since April 2026.
Income tax and National Insurance come off the gross, with Scotland setting its own income tax rates. Your final net figure also depends on what happens to your income and assets back home. The tax side of the move starts with the question of when you become UK tax resident.
